Slab Leak Detection & Repair

A suspected leak beneath or near a concrete slab should be diagnosed before a repair method is chosen. Moisture, warm flooring or water use can have several causes, and unnecessary demolition is not a diagnosis.

Possible Warning Signs

  • unexplained water use
  • sound of water when fixtures are off
  • warm or damp floor areas
  • moisture at baseboards or flooring
  • recurring water-line leaks
  • pressure loss or other supply-system symptoms

Step 1 — Confirm the Plumbing Problem

Evaluation may include pressure/isolation testing and other leak-detection methods appropriate to the system.

A warm or damp floor alone does not establish which pipe is involved or which repair is appropriate. Share the location, duration and pattern of the symptoms, together with any earlier leak findings.

  • Where have you noticed moisture or warmth?
  • Is water use different from normal?
  • Have similar water-line problems occurred before?

Step 2 — Choose the Repair Strategy

Targeted Repair

Where conditions allow, repair may involve controlled access to the affected line.

Reroute / Bypass

A problem section may sometimes be bypassed through an alternate route.

Whole-Home Repiping

If the slab leak is one part of a recurring or broader piping problem, a whole-home repipe may deserve consideration.

Step 3 — Restore the Service Area

The plumbing scope and finish-restoration scope must be clearly defined in the proposal.

Plumbing repair and finish restoration can involve different work. Before approving a proposal, ask how access openings, flooring, drywall and cleanup relate to the quoted plumbing scope.

  • Identify the area affected by the proposed repair.
  • Clarify included plumbing work and separate finish work.
  • Discuss any remaining water-line concerns or follow-up.
